  • PREIT sells Altoona mall for $33 million

    PREIT, which has long been pursuing a strategy of unloading underperforming malls from its portfolio, announced it has sold the Logan Valley Mall for $33.2 million net of credits issued to the buyer. The new owner’s identity was not released.   The Altoona, Pennsylvania, mall -- anchored by Macy's, J.C. Penney and Sears -- had been turning in sales-per-square-foot of $324 versus an average of $475 for the rest of the PREIT portfolio.  
  • Virginia’s Mark Center is acquired for $509 million

    In what it claims to be the biggest-dollar real estate transaction in the state of Virginia this year, Morgan Properties bought the Mark Center in Alexandria for $509 million.   The Mark Center combines 2,664 residential units with 63,320 sq. ft. of retail on 150 acres within the Capital Beltway. The site features read access to Interstates 295, 395, and 495 and is within minutes of downtown Washington, D.C.  
  • VEREIT acquires Kansas center

    VEREIT’s Cole Credit Property trust has acquired a thriving, value-oriented Wichita-area center.   The 100,000-sq.-ft. Derby Marketplace in Derby, Kansas, features Ross Dress for Less, TJ Maxx, and Hobby Lobby. It is shadow-anchored by Target and Dillons Marketplace.   Mid-America Real Estate brokered the sale in cooperation with RH Johnson on behalf of the seller, a private developer.

     

  • Sprouts-anchored center acquired

    Riverstone Capital Group has purchased the 43,199-sq.-ft. Shops at Lexington Circle in the Atlanta suburb of Peachtree City.   Anchored by a Sprouts Farmers Market and located on the West Highway 54 retail corridor, the property offered for sale by Mirabeland Investments and Concordia Properties was not on the market long, according to the deal’s broker.  
  • Center changes hands in ‘fast-growing’ Folsom

    Citing favorable demographics and a steady income stream, Nazareth Enterprises acquired the Walmart Central Shopping Center in Folsom, California for $39.7 million.    Besides Walmart, the 139,377-sq.-ft. center contains a 24-hour Fitness SuperSport Gym, the 99Cent Store, and Great Clips. It’s shadow-anchored by a Super Walmart.  
  • SoCal center sells for $20.7 million

    A limited partnership has purchased the 110,359-sq.-ft. Southridge Plaza in Fontana, California for $20.7 million.   Anchored by a Rio Ranch Market, the necessity-based center is strong among Hispanic consumers in this town just east of San Bernardino. Other tenants include Rite Aid, AutoZone, McDonald’s, Subway, Waba Grill, and Cricket Wireless.  
  • Phillips Edison acquires Bakersfield center

    Phillips Edison has acquired another grocery-anchored center, this on in Bakersfield, California.   Riverlakes Village is a 92,212-sq.-ft. neighborhood center anchored by Von’s Supermarket and augmented by a classic necessity-based mix of CVS, Verizon Wireless, Bank of America, Supercuts, Steak and Grape’s, and Chipotle.    The center is 97% leased, according to broker CBRE, which did not disclose the sale price.  
  • Louisiana center changes hands

    Kimco Realty has sold the Ambassador Plaza neighborhood center in Lafayette, Louisiana, to Westwood AC Properties for $5.3 million.   According to Transwestern VP Fred Victor, who brokered the deal for Kimco, the property benefits greatly from being shadow-anchored by an Albertson’s grocery store. Ambassador Plaza boasts a wide variety of dining options, including Subway, Little Caesars, and Fruiti Smoothie.
